Short-term rental regulations

The Housing Administration enforces Nuremberg's regulations, which state that using residential spaces for purposes other than residential use generally requires a permit from the City of Nuremberg.

For vacation rentals, a permit is only required if residential space is rented to tourists for more than eight weeks per year. Residential space is defined as any space within city limits that is objectively suitable and subjectively intended for residential purposes. This includes corporate apartments, student housing, and residential homes.

Exceptions to the permit requirement

Without a permit, you cannot use more than 50% of the floor space of any residential space for non-residential purposes, such as commercial or professional activities like short-term rentals. However, you may rent your entire home to guests for a combined total of up to eight weeks per calendar year without a permit.

No permits or limits are required for renting individual rooms within your own home, provided that the rented space does not exceed 50% of the property’s floor space.

Permits

If you wish to rent more than 50% of your residential space or rent your entire home to tourists for more than eight weeks per year, you must obtain a permit from the City of Nuremberg. The permit may be granted if prevailing public or private interests worthy of protection outweigh the interest in preserving residential space. It can also be issued if public interest in preserving residential space is addressed through replacement housing or compensatory payment.
