Regulations and Permissions
It’s important to make sure you’re allowed to host on your property. Restrictions can arise from contracts, laws, and community rules. Use the notes below as a starting point and seek legal advice if needed.
Contractual agreements and permits
Leases, house rules, building regulations, and community by-laws may restrict subletting or hosting. Review your agreements or contact your landlord, community council, or building manager. Where all parties agree, you may add an addendum clarifying responsibilities and liabilities.
Mortgage restrictions
If your property has a mortgage or other loan, confirm with your lender that subletting/hosting is permitted.
Subsidized housing restrictions
Subsidized/social housing generally prohibits subletting without permission. Check with your housing authority or association.
Housemates
Consider a written housemate agreement covering frequency of hosting, guest etiquette, and revenue sharing.
EU consumer protection law
If you offer services to consumers online, ensure compliance with EU rules. See the European Commission’s consumer protection overview.
Misuse
OH-Stay.com will take appropriate action when notified of potential misuse and provides guidance for authorities to report housing misuse.
Safety
We care about the safety of hosts and their guests. You can improve peace of mind by preparing emergency instructions and noting hazards.
Emergency contact information
Provide: local emergency numbers, nearest hospital contact, your number, and a backup contact. Guests can also contact you via OH-Stay.com messages.
Medical supplies
Keep a first-aid kit, tell guests where it is, and restock regularly.
Fire prevention
If you have gas appliances, follow applicable gas-safety regulations and install a working carbon monoxide detector. Provide and maintain a fire extinguisher.
Exits
Post a clearly marked fire-escape route where guests can see it.
Hazard prevention
-
Inspect for trip/fall hazards and remove or clearly mark them
-
Fix exposed wires
-
Ensure stairs have secure railings
-
Remove or lock up dangerous items
Child safety
Use the Additional notes section of Listing details in your OH-Stay.com account to disclose hazards or indicate if your home isn’t suitable for children/infants.

Ensure proper ventilation, provide safe-use instructions for heating/AC, check the thermostat, and service appliances regularly.
Occupancy limits
Set safe occupancy limits and follow municipal guidance.
Good Manners
Help guests understand local customs and community expectations.
Building rules
Share rules for common areas and amenities.
House rules
Include house rules in the Additional notes section of Listing details in your OH-Stay.com account so expectations are clear.

Consider informing neighbors you host and address concerns proactively.
Noise
Set quiet hours; consider policies such as no parties, no unregistered guests, and—if needed—no pets.
Parking
Explain building and neighborhood parking rules (assigned spaces, street-cleaning windows, overnight limits).
Pets
Check lease/building rules. If allowed, share local exercise areas and waste-disposal guidance, plus a nearby kennel as a backup.
Privacy
Always respect guest privacy. Be transparent about any allowed security devices and comply with local laws.
Smoking
If smoking is prohibited, post signs. If allowed, provide ashtrays in designated areas.
Insurance
Work with your insurance provider to determine obligations, limits, and coverage appropriate for your situation. Some policies do not cover guest-caused damage or loss, so review your terms carefully.
Liability and basic coverage
Review your homeowner’s or renter’s policy with your insurer to ensure adequate liability coverage and property protection.
