Hosts must adhere to our Hosting Standards and comply fully with all laws and regulations applicable to their location and situation. Health and Cleanliness

Hosts should maintain a high standard of hygiene, including regular cleaning of bathrooms, kitchens, and common areas, and disinfect surfaces between guest stays. Additional guidance is available from the Hungarian Government, the Hungarian Tourism Agency, and the European Centre for Disease Prevention and Control.

National Taxes

Tax obligations vary depending on individual circumstances. Income earned as a host on OH-Stay.com is generally taxable and may be subject to rental tax, income tax, or VAT. Tax forms in Hungary are due by 20 May each year. Hosts should consult the National Tax and Customs Administration to confirm whether they need to declare hosting income, which can be found in the OH-Stay.com earnings summary. Eligibility for tax reliefs or allowances should also be verified.

Regulations and Permissions

Hosts must confirm they are legally permitted to operate on their property. Restrictions may arise from contracts, local laws, or community rules. Legal consultation or advice from a local authority is recommended.

Host Registration

According to Hungarian Government Decrees 239/2009 and 383/2020, all accommodation providers must register and report their activity through the National Tourism Data Centre (NTAK), operated by the Hungarian Tourism Agency. Upon registration, the agency issues a registration number, which must be displayed in all listings. Failure to comply may result in warnings, fines, temporary closure, or removal from the register.

The registration process requires login via the Hungarian Citizen Portal and submission of details including property type, services offered, capacity, operation period, and local registration information. Once complete, the NTAK registration number is issued automatically and does not require renewal, though updates must be reported. Accommodation activity can be reported via the VENDEGEM app or other NTAK-compatible applications.

Guest Data Reporting

Since September 1, 2021, all hosts must collect guest identity information upon arrival and report it to the Hungarian Tourism Agency through the Closed Information Database for Guests (VIZA). Guests must provide valid identification; otherwise, accommodation cannot be offered. Accepted identification includes national ID cards, driving licenses, and passports depending on the guest’s origin.

Notary Notification

Hosts must notify the local notary before starting their accommodation service. Contact your municipality’s notary for guidance.

Accommodation Rating

All short-term rentals in Hungary must complete a self-assessment rating (1–5 stars) via the Hungarian Tourism Agency. An on-site inspection follows to issue a confirmatory certification, with ratings reviewed every three years. Deadlines for requesting ratings vary based on the date of notary notification and property type.

Contractual Agreements and Permits

Review any leases, building regulations, or community rules for hosting restrictions. Addenda may clarify responsibilities and liabilities. Mortgage holders should confirm subletting permissions. Residents in subsidized housing should consult their housing authority.

Housemates

For shared homes, formal agreements outlining hosting frequency, guest etiquette, and revenue sharing are recommended.

Consumer Protection Law

EU and Hungarian laws require online service providers to disclose specific information to consumers. Hosts should understand their responsibilities to protect consumer rights.

OH-Stay.com will take appropriate action if potential misuse is reported.

Safety

Hosts must prioritize guest safety. Provide emergency contact numbers, the nearest hospital, and a backup contact. Maintain a fully stocked first aid kit and ensure guests know its location. Gas appliances must comply with safety regulations, carbon monoxide detectors must function, and fire extinguishers should be maintained. Fire escape routes must be clearly marked, and hazards such as exposed wires, unsafe stairs, or dangerous objects must be addressed. Hosts should indicate if the property is unsuitable for children or infants. Proper ventilation and climate control should be ensured, and appliances serviced regularly. Safe occupancy limits should follow local regulations.

Courtesy

Communicate building and house rules, including common areas, waste sorting, and recycling. Notify neighbors about hosting plans and manage noise levels through quiet hours, pet restrictions, or limits on parties and unregistered guests. Provide clear parking guidance, pet instructions, and respect guest privacy. Designate smoking areas or prohibit smoking as appropriate.

Insurance

Consult an insurance provider to ensure adequate coverage for liability and property protection. For Hosts offers basic damage and liability coverage but does not replace homeowner or renter insurance. Review all insurance policies carefully, as not all damage or loss caused by guests may be covered.
