Health and Cleanliness

Information about OH-Stay.com’s cleaning requirements and safety measures can be found in our Responsible Hosting Guide.

Key cleaning recommendations:
• Follow the cleaning and disinfection advice issued by the Government of Cyprus.
• Review additional hygiene recommendations from the European Centre for Disease Prevention and Control (ECDC) to ensure your space meets high safety standards.

National Taxes

Tax responsibilities can vary depending on your personal and financial situation. We recommend that you consult a certified tax advisor for guidance tailored to your specific case.

In general, any income earned through OH-Stay.com is considered taxable income. This may include:
• Rental tax
• Income tax
• Value Added Tax (VAT)

Tax filing and deadlines:
• In Cyprus, tax forms must be filed by 31 July each year.
• Contact the Ministry of Finance to confirm whether you must declare your hosting income.
• Your total earnings can be found in your OH-Stay.com Host Account under “Earnings Summary.”
• Check if you qualify for any tax reliefs, deductions, or credits that may reduce your tax liability.

Regulations and Permissions

Before hosting, it is essential to ensure that your property meets all legal, contractual, and community requirements. Restrictions may apply depending on property ownership, local laws, or building rules. When in doubt, contact a legal professional or your local municipality for clarification.

Short-Term Rental Regulations in Cyprus

According to Law 34(I)/2019, as amended in 2020, anyone renting or advertising self-catering accommodation must register their property in the Register of Self-Service Accommodation as of 6 February 2023.

A self-catering accommodation is defined as a fully furnished villa, residence, or apartment rented as a whole unit, regardless of whether it is used for touristic or private purposes.

Registration details:
• Registration is completed online through the government portal.
• A registration fee applies at the time of submission.
• Once approved, the registration is valid for three years.

Licensed Tourist Accommodations
Hotels, bed and breakfasts, and other licensed tourist properties are subject to separate registration requirements under the same law. These establishments must obtain a valid license by 14 March 2024, instead of registering as self-catering accommodations.

Property Registration Number
Since 19 January 2023, all OH-Stay.com listings must display a valid property registration number in the designated field on the platform.

If you are uncertain whether your property must be registered, you can contact your local council or the Deputy Ministry of Tourism via their online form or by calling +357 22 691 100.

Contractual Agreements and Permits

Before listing your property, review any existing agreements to ensure you have permission to host:
• Check your lease, mortgage, or community regulations for hosting restrictions.
• If necessary, request written approval from your landlord, lender, or housing association.
• Consult your municipality to verify whether a special permit is required to operate short-term rentals.

Mortgage Restrictions
If your property is mortgaged, confirm with your bank or lender that subletting or hosting is permitted under your loan agreement.

Subsidized Housing
Residents of subsidized or public housing typically need prior authorization before subletting. Check with your housing authority or management office before hosting.

Housemates
If you live with others, it’s advisable to agree on hosting arrangements in writing. Your agreement could include how often you plan to host, how revenue is shared, and expectations around guest behavior.

Under EU consumer protection law, anyone offering services online is required to provide accurate and transparent information to customers. Hosting on OH-Stay.com qualifies as a service, meaning you must comply with these requirements. OH-Stay.com provides resources to help you determine your responsibilities and ensure compliance with EU standards.
