Local regulations for hosting in Mannheim

For individuals hosting homes in Mannheim, this article provides targeted information on applicable local regulations. It is imperative, as stipulated by the OH-Stay.com article "Hosting in Germany," that hosts independently verify and adhere to all relevant obligations. While this document serves as a foundational reference, it is neither exhaustive nor a substitute for professional legal or tax counsel. Hosts are advised to regularly confirm the timeliness of all laws and procedures. Should complexities arise, direct engagement with the City of Mannheim or a local advisor (e.g., an attorney or tax professional) is recommended.

Short-term rental regulations

The Satzung über das Verbot der Zweckentfremdung von Wohnraum in der Stadt Mannheim is a statute that prohibits the use of living space for unauthorized purposes and governs the use of residential property. This includes regulations on homesharing and short-term rentals in Mannheim. Different rules may apply depending on the type of accommodation offered.

Registration obligations

Since October 2021, every individual sharing residential space on a short-term basis in Mannheim must obtain and display a registration number in their listing.

  • The registration number is issued by the City of Mannheim, where you must register your rental activity before renting for the first time.

  • You must enter your registration number in the appropriate field in your OH-Stay.com listing:

    1. Go to Listings and select the listing you wish to update

    2. Go to Policies and rules and scroll down to Laws and regulations

    3. Next to Regulations, click Edit

    4. Under Add a permit number, click Add

Further information can be obtained directly from the Mannheim authorities.

Time limits

  • There is no time limit if you rent out less than 50% of your residential space.

  • Renting more than 50% of your residential space is allowed for up to 10 weeks per calendar year with a registration number.

  • If you wish to host beyond 10 weeks per year, you must apply for a permit.

Permit obligations

If you want to rent out more than 50% of your residential space on a short-term basis for more than 10 weeks per year, a permit from the Mannheim authorities is generally required.

Non-residential space

The statutes only apply to residential space. Commercial spaces, hotels, hostels, and other non-residential properties are not covered, and no registration number or permit is required for these cases.
