For individuals hosting homes in Chemnitz, this article provides targeted information on applicable local regulations. As emphasized in the OH-Stay.com article "Hosting in Germany," it is the responsibility of each host to independently verify and comply with all relevant obligations. This document serves only as an introductory reference and is not exhaustive, nor does it replace professional legal or tax advice. Hosts are strongly encouraged to stay up to date with current laws and procedures. In cases of uncertainty or complexity, contacting the City of Chemnitz directly or consulting a local professional (such as a lawyer or tax advisor) is recommended.
Accommodation Tax and Registration Obligation
Since January 1, 2024, the City of Chemnitz has levied an accommodation tax on short-term visitors. The full accommodation tax by-law (Beherbergungsteuersatzung) is available on the City’s website.
Hosts must notify the City of their accommodation within one month of starting hosting. If hosting began before January 1, 2024, registration was required by February 1, 2024. Registration can be completed online or via postal mail. The City’s website provides the necessary forms, instructions, and contact details.
The accommodation tax is 5% of the accommodation price, rounded down to the nearest cent. The tax is calculated on the total remuneration owed for overnight stays, including legally owed VAT. Hosts are responsible for collecting this tax from guests.
Exemptions
Certain exemptions apply, such as stays for study purposes or medical treatment. In these cases, hosts must complete a form with their personal information and the reason for the exemption. The relevant forms and further details are available through the Chemnitz Service Portal.
