Short-Term Rental Regulations

Heidelberg enforces the Satzung über das Verbot der Zweckentfremdung von Wohnraum in der Stadt Heidelberg, which prohibits using residential spaces for unauthorized purposes. This includes short-term home sharing, and the rules differ depending on the type of accommodation offered.

Registration Obligations

Since 29 December 2021, anyone renting out residential space on a short-term basis must register the activity with the city and obtain a registration number. This number must be displayed on OH-Stay.com listings before hosting for the first time. To add it, navigate to your listing, open Policies and rules, scroll to Laws and regulations, and enter the number under Add a permit number. Questions about registration can be directed to the Heidelberg housing department.

Time Limits and Permits

There is no time limit if less than 50% of the property is rented. Renting more than half of a residence is allowed for up to ten weeks per year with a registration number. Hosting beyond ten weeks requires a permit. Permits may be granted if overriding public or private interests outweigh the protection of residential space, or if the preservation of housing is compensated appropriately. Non-Residential Spaces

These rules apply only to residential spaces. Commercial properties, hotels, hostels, or other non-residential spaces do not require a registration number or permit.
