Hosting in Frankfurt

Vacation Rental Regulations
Frankfurt has regulations governing the use of residential spaces as vacation rentals. The Holiday Apartment Statutes outline rules for short-term rentals, permit applications, and related requirements.
Permits
Short-term rentals are generally subject to a permit from the building supervision department. Permits are available under the following circumstances:

Renting an entire primary residence for temporary accommodation on a daily or weekly basis for less than 8 weeks per year.

Renting an individual room or sleeping space within a primary residence.
Hosts must be able to demonstrate compliance with these rules if requested by the building supervision department. Alternatively, a permit may be granted in exchange for a compensation payment, without the restrictions above. Authorities may also issue permits for a limited period or include specific conditions.

Permit applications are acknowledged in writing.

The department has one month to decide; if no decision is made within that month, the permit is deemed granted.

Tourism Tax
Frankfurt implemented a tourism tax (Tourismusbeitragssatzung) on January 1, 2018. Since October 2024, all non-residents staying in Frankfurt for a fee are required to pay the tax. Non-residents include anyone without a main or secondary residence in Frankfurt. This includes business travelers.
The current rate is 2.00 € per person per night. OH-Stay.com automatically collects and forwards this tax on behalf of hosts. It is listed separately on guest invoices and included in the total amount.
