Andalucía has specific regulations for tourist accommodations. Under Decreto 28/2016 (as updated), a “tourist accommodation” is a residential property offered repeatedly to tourists, furnished and equipped for immediate use, and marketed through tourism channels (e.g., agencies, intermediaries, booking sites) for a price. Registration
You must register your tourist accommodation in the Registro de Turismo de Andalucía (RTA) and submit a declaración responsable (statement of responsibility) declaring compliance with the regulations to the competent Tourism authority. Begin the procedure here: Inscripción – Viviendas con fines turísticos. (juntadeandalucia.es)

After registration, your accommodation receives a registration number (e.g., VFT/HU/00000 or the newer VUT/ format where applicable). This code must be shown in all advertising and promotions, including platforms like OH-Stay.com; add it in your listing’s details/settings. (juntadeandalucia.es)

Advertising requirement
Include your registration number in every advertisement for your accommodation, including your OH-Stay.com listing. (juntadeandalucia.es)

Taxes
Income from renting your accommodation is generally taxable. See the Spanish Tax Agency’s guidance for landlords and for tourist apartment rentals (IRPF vs. activity), and when VAT (IVA) applies (usually only if hotel-like services are provided). (Agencia Tributaria)

Additional information
For official guidance and contacts, see the Delegaciones Territoriales of the Junta de Andalucía (Tourism, Culture and Sport). (juntadeandalucia.es)

We are committed to working with local authorities to keep requirements clear and to highlight the benefits of partnering with OH-Stay.com. We will continue to support private individuals in renting their dwellings responsibly.
