Security Cameras and Surveillance Devices

At OH-Stay.com, we are committed to safeguarding the privacy, security, and comfort of all guests staying in holiday rental properties booked through our Platform. This Security Cameras and Recording Devices Policy (“Policy”) applies to all Hosts listing properties on OH-Stay.com and governs the use, disclosure, and placement of security cameras and any other recording or monitoring devices (“Devices”) in or around a short-term or long-term rental.

1. General Principles

1.1 Guests have a right to privacy during their stay. The use of hidden or undisclosed devices is strictly prohibited.
1.2 Hosts must comply with all applicable laws, regulations, and guidance regarding surveillance and data protection, including the UK Data Protection Act 2018 and EU Data protection act 2016 the UK GDPR.
1.3 Failure to comply with this Policy may result in suspension or permanent removal from the Platform leading to a potential referral to regulatory or law enforcement authorities where required.

2. Permitted Devices

2.1 Security cameras and recording devices may only be used in external areas of the property or in common spaces that are not private, such as:

• • Entrances and exits;
  • Driveways, car parks, or gardens;
  • Hallways or communal areas (where the property is a shared building).

2.2 Devices must never be used in any location where privacy is reasonably expected, including but not limited to:

• • Bedrooms;
  • Bathrooms;
  • Changing areas;
  • Living rooms or kitchens used exclusively by guests.

3. Disclosure Requirements

3.1 Hosts must fully disclose the presence, type, and location of all devices in their property listing before a booking is confirmed.
3.2 This disclosure must include:

• • The purpose of the device (e.g., external security, noise monitoring);
  • Whether the device records audio and/or video;
  • Whether the device is active during guest stays.
    
    

3.3 Undisclosed devices are strictly prohibited.

4. Operation of Devices

4.1 Devices must not be used to infringe on guest privacy or to monitor guest behaviour inside the property.
4.2 Hosts must not access or review recordings except in the following limited circumstances:

• • To investigate a verified safety, security, or property damage incident;
  • To comply with lawful requests from authorities;
  • For routine checks of external areas, provided such monitoring is proportionate and lawful.

4.3 Any data collected must be securely stored and deleted in line with applicable data protection laws.

5. Noise Monitoring Devices

5.1 Non-visual noise monitoring devices (measuring decibel levels only) may be permitted, provided they do not record conversations or sounds.
5.2 These devices must be disclosed in the listing and must not be used to eavesdrop on guests.

6. Enforcement

6.1 Any Host found to be using hidden, undisclosed, or unlawful devices will be subject to immediate disciplinary action, which may include:

• • Suspension or removal of their listing;
  • Permanent removal from the Platform;
  • Referral to regulatory or law enforcement authorities where required.

7. Guest Rights

7.1 Guests who suspect the presence of undisclosed devices should immediately contact Costumersupport@oh-stay.com.
7.2 Verified breaches of this Policy may entitle the guest to cancellation without penalty, refund, and/or further remedies as determined by OH-Stay.com.

8. Amendments

OH-Stay.com reserves the right to amend, modify, or update this Policy at its sole discretion. Any updates will be communicated via the Platform. Continued use of the Platform constitutes acceptance of the revised Policy.
